Pre-Investment Deal Review

WHO IT'S FOR: 

Investors evaluating a specific U.S. multifamily or commercial acquisition — whether sourced independently, through a sponsor, or via a syndication. 

WHAT I DO: 

  • Independent underwriting review: I rebuild or stress-test the sponsor's pro forma with realistic assumptions — not their best-case scenario 

  • Market validation: Assess the submarket fundamentals, rent comps, supply pipeline, and demand drivers behind the deal thesis 

  • Risk mapping: Identify the key assumptions the deal depends on and what happens if they don't hold (rent growth, exit cap, occupancy, renovation costs) 

  • Sponsor/operator evaluation: Assess the track record, fee structure, alignment of interest, and operational capacity of the deal sponsor 

  • Capital structure review: Evaluate the debt terms, leverage profile, and refinancing risk relative to the business plan 

WHAT YOU RECEIVE: 

A written assessment with a clear summary of findings, key risks, and specific questions to raise with the sponsor before committing capital. 

TYPICAL ENGAGEMENT: 

One-time, project-based. Usually completed within 5–7 business days of receiving deal materials. 

Portfolio & Asset Performance Review

WHO IT'S FOR: 

Investors with existing U.S. real estate holdings who want an independent assessment of how their assets are actually performing — not just what the quarterly report says. 

WHAT I DO: 

  • Asset-level performance analysis: Review actual NOI vs. underwritten projections, identify variance drivers, and assess whether the business plan is on track 

  • Operational benchmarking: Compare property-level expenses (payroll, R&M, turns, insurance, taxes) against market

  • standards to flag inefficiencies 

  • Hold / sell / refinance analysis: Model the realistic go-forward returns of holding vs. disposing, factoring in current market conditions, debt maturity, and opportunity cost 

  • Capital expenditure review: Evaluate whether planned or completed renovations are delivering the projected rent premiums 

WHAT YOU RECEIVE: 

A detailed asset-by-asset or portfolio-level report with actionable findings and clear recommendations.

TYPICAL ENGAGEMENT: 

Project-based or recurring (quarterly/semi-annual review cycles).

WHO IT'S FOR: 

Investors and family offices at inflection points — entering the U.S. market for the first time, evaluating a new partnership, considering a market or strategy shift, or making allocation decisions.

  • Partnership & sponsor due diligence: Evaluate prospective operators, JV partners, or fund managers — their track record, alignment, transparency, and operational depth

All engagements begin with a no-cost introductory call to understand your situation and confirm fit. Fees are project-based or structured as a retainer, depending on the scope. I do not earn transaction-based commissions, success fees, or referral compensation of any kind. My only client is you.
